Located at the address of the same name, the Harmonia 1250 building, by the developer Idea!Zarvos, is part of the skyline of the bustling Vila Madalena neighborhood in São Paulo (Brazil). The project began in 2014 and was completed in 2020, having undergone several configurations during the years in which it was designed. Initially planned to be an entirely commercial building due to its proximity to public transportation hubs, it was during the long period of development that the area of ​​the land doubled, giving it the possibility of also housing residential use.


The irregular shape of the land, resulting from the union of small pre-existing lots, results in a building with two protruding ends connected by an elongated body, like a walkway, connecting to the vertical circulation of the building. The land overcomes a considerable slope, and can be accessed from two addresses: Harmonia Street, where there is a store on the ground floor, and General Rufino Galvão Square, where a two-story office was planned. A slab extends over the office space from Harmonia Street and creates a social area for users to socialize, like a covered square, at the height of the treetops in the external square. This connecting space, which starts from the active façade and enters the building, is marked with the blue color of the walls and floor, highlighting one of the design concepts: hypermixity, that is, the multifunctional and hybrid nature of the project.


Above the ground floor, slender slabs, ten centimeters thick, are stacked, where the offices are housed, ranging from 150 to 448 square meters in area. The materiality of these façades is due to the non-reflective glass, the sunshades and a layer of vegetation - revealing biophilia. The planters on the façades are irrigated by an integrated drip system, where water consumption is very low compared to the well-being generated. The Covid-19 pandemic highlighted what the agency has long been arguing - the importance of connecting the interior and exterior of buildings.


The last three floors are residential, crowning the building with a contrasting gray metal structure that highlights the multifunctionality of the interior. The units range from 48 to 78 square meters and are part of a new service to be made available by the developer Idea!Zarvos: the rental of furnished apartments in the short, medium and long term. Called Paulistano, the service is expected to begin operating in 2021.
