Urban space: retrofitting architecture as a tool for transformation

In recent years, the concept of retrofitting in architecture has emerged as an innovative and sustainable approach to revitalizing existing buildings. This practice goes beyond simple renovations, seeking to preserve the history and identity of urban spaces while adapting them for new uses and efficiency standards.

What is the "retrofit" concept?


The term " retrofit " refers to the process of updating and modernizing old buildings while preserving their original structure and architectural features. Unlike a conventional renovation, which often involves the complete replacement of elements, retrofitting seeks to conserve as much of the original construction as possible, while incorporating contemporary technologies and materials to improve its efficiency and functionality.


AO put this proposal into practice by transforming a corporate building into a residential building, contributing to the renovation of one of the most valued areas of the capital of São Paulo, Itaim Bibi. The neighborhood is home to the Muse project , located on Rua Joaquim Floriano and the result of the retrofit of a commercial building dating back to the 1980s.

"We carried out an investigation into what needed to be preserved or changed, analyzing the existing elements to extract maximum potential" , says Sávio Jobim, Director of Architecture at AO.


Furthermore, retrofitting contributes significantly to urban sustainability as it avoids the demolition of existing structures, thus reducing the amount of construction waste and decreasing the environmental impact of the construction industry.


In the residential retrofit process , various innovative technologies and materials are used to improve the energy efficiency and comfort of buildings. This includes the installation of LED lighting systems, the use of thermal and acoustic insulation, the implementation of efficient air conditioning systems, among others.


Still in the Itaim Bibi neighborhood, with the Alvarengas Building , we witness the harmonious fusion between urban renewal and sustainability.


With careful intervention, the essence of the 1970s building is preserved, while at the same time introducing contemporary elements, such as balconies and flexible, robust and welcoming common areas, which coexist in perfect symbiosis with the preservation of its rich historical identity.

In interior design, the use of classic materials, such as travertine, stands out, redefining its use and, through lush and natural landscaping, seeking to enhance the integration between internal and external areas.


Architectural retrofitting is redefining the way we think about urban living, making it possible to revitalize old and degraded urban areas. It is also driving the creation of more sustainable and efficient spaces that meet the needs of residents and contribute to the quality of life in cities.


No longer a response to immediate space needs, retrofitting has become a vision for the future of urban planning. By adapting old buildings for new uses, retrofitting helps create more resilient, sustainable cities that are fit for future generations.



The practice is a philosophy of transformation and sustainability in urban design, not only preserving our past, but also paving the way for a more adaptive and sustainable future.
